Typically 50-70% depending on your ADR and costs. Higher ADR needs less occupancy. At 2x LTR rent per night, you often break even around 60% occupancy after all costs.
What ADR should I expect?
Research your market on AirDNA or similar. General rule: Aim for nightly rate = weekly LTR rent ÷ 4-5. In tourist areas, can be much higher. Off-season may be lower.
Are STR management fees worth it?
Full-service STR management costs 20-35% but handles everything. Worth it if: You're not local, have other income sources, value passive income. Self-manage to keep more profit if you have time.
